How far is U Nah Kin from Cancún airport?
About 100 km, roughly 1 hour 15 minutes by car, driving south on Highway 307 past Playa del Carmen. From Tulum airport it is about an hour. We recommend a rental car or a pre-booked private transfer, and we send detailed arrival instructions with every confirmation.
Is the condo right on the beach?
Yes. U Nah Kin has direct access to the quiet beach of Aventuras Akumal. Beach chairs, sun beds, hammocks, towels, kayaks, life jackets and beach toys for kids are ready for you.
Is it a good fit for couples and small families?
Yes. The condo has two air-conditioned bedrooms (one king bed, one queen bed), two bathrooms, a fully equipped kitchen, a living room with TV, a four-seat dining table and a furnished veranda with ocean view. It sleeps up to 5 guests.
What are the check-in time and minimum stay?
Check-in is from 3 PM and check-out is at 11 AM. The minimum stay is 3 nights, and 6 nights for stays over Christmas and New Year (December 20 to January 4).
What is included in the nightly rate?
Rates are per night for 2 guests and include cleaning service at no additional cost, Wi-Fi, A/C in the bedrooms, on-site parking and all the beach gear. Each extra guest (up to 5 in total) is USD 15 per night. A 25% local tax is added to all rates.
Do I need a car in Akumal?
You can enjoy the beach without one, but a car makes day trips to cenotes, Tulum, Cobá and Playa del Carmen much easier. Parking at the condo is free, and Puerto Aventuras, with supermarkets and restaurants, is a short drive away.
Can I swim with sea turtles nearby?
Yes. Akumal Bay, about 10 minutes away, is famous for green sea turtles that feed on seagrass. Local rules require a certified guide and a life vest in the protected area. Read our practical guide to swimming with sea turtles in Akumal.
What is the cancellation and rescheduling policy?
If you cancel more than 60 days before arrival, you receive a refund minus a cancellation fee of 25% of the amount paid. Cancellations 60 days or fewer before arrival are not refundable, and the cancellation fee is non-refundable in all cases. Are pets or smoking allowed?
No. Pets are not allowed and smoking is not permitted inside the condo.
